The Design Process
A Comprehensive Guide for Potential Clients
As an architect, I offer services that showcase my skills and creativity while understanding your needs and guiding you through a structured design process. Here's a guide to help you engage in a successful design process with Born Architects.
1. Design Consultation & Programming
Potential clients can contact us via the website, email, phone, or social media. We will discuss the project type, budget, and timeline. Then, we will schedule a meeting in person or on Zoom.
In our first meeting, I will gather details about the project design, size, style, function, priorities, and adjacencies. This includes desired rooms, layout specifications, additional structures, and other requirements.
We will start a “wish list” for the project and send you an email with questions. You can share mood boards, Pinterest boards, or images to convey your ideas.
We will review our scope of work, design proposal, and fee structure. Once agreed, we will begin the design process.
2. Schematic Design
During the Schematic Design phase, conceptual drawings and ideas will be generated to meet the programming goals established in the previous phase. This includes a preliminary site plan and floor plans for review and approval.
Additionally, the general topography of the property, survey, existing adjacencies, and applicable zoning requirements for the project design will be examined.
A conceptual exterior model of the design will also be created to provide a three-dimensional view of the project for better understanding and review.
3. Design Development
The Design Development phase commences following the approval of the preliminary schematic design. During this phase, the design is meticulously refined with a focus on the project's technical aspects, which include developing construction details, necessary building sections, engineering coordination and requirements, as well as materials and basic product selection notes for pricing purposes.
I will produce updated plans based on the Schematic Design phase, incorporating interior note details. Additionally, I will add exterior elevations featuring all exterior materials and finishes, along with roof plans for your review and approval.
4. Construction Documents
The Construction Documents phase entails producing comprehensive final drawings that will direct the construction process. This phase includes any additional structural drawings and coordination necessary for completing a final building set suitable for permitting.
Moreover, electrical and lighting layout plans will be developed and presented for your approval. Upon obtaining final approval of all drawings, I can provide assistance in selecting a general contractor.
[5. Construction Administration]
During construction, I offer ongoing support to ensure the project is built per design specifications. This service is additional and billed hourly.
Activities include:
Site visits to monitor progress and resolve issues.
Communication with you, contractors, and stakeholders.
Reviewing material samples with the owner.
Managing changes and updating documentation.
Final inspection and addressing deficiencies for project completion.
